A homeowners association is the legal entity responsible for maintaining the common/amenity areas and enforcing the protective covenants.
What are the Covenants?
The Covenants (also known as CCRs, Declarant, Covenants, Conditions and Restrictions) is a document, filed in Superior Court, which describes the duties and obligations of the association and every property owner. Every owner should be familiar with the Covenants.
What is the Board of Directors and who serves on the board?
The board of directors is the governing body of the association. While the community is under development, the Declarant (Developer) appoints the board of directors. After development, the property owners elect the board of directors each year.
